Examples of Nearly Net Zero Energy Buildings Through One-Step and Stepwise Retrofits

Resumé

This paper presents the review of eight single-family house retrofit projects. The main objective is to collect and classify several approaches to nearly net zero energy building retrofitting. The selection has been made on the capacity of reaching a nearly net zero energy level via a one-step or stepwise retrofit process. The review work is part of a more global Ph.D. project and is used as one of the basement of the future research work. The considered approaches have been sorted in two categories. The first approach has a very high use of energy conservation measures and low use of renewable energy production measures. The second approach has a lower use of energy conservation measures (but still high compared to a traditional renovation) and a higher use of renewable energy production measures. A third approach to nearly net zero energy building renovation exists but has not been considered: a very low use of energy conservation measures and very high use of renewable energy production measures. While the projects from the first category have still a possibility to improve considerably their carbon footprint during an ulterior upgrade, the
projects part of the second category seem to have obtained a more definitive set up. Most of the homeowners had building knowledge background or personal awareness and interest in sustainability issues. They were to some extent involved in the building pre-retrofit diagnosis process and influenced the development of the retrofit process. Even though the main directing factor of the selected projects was the pursuit of a low energy standard, the main motivations of the homeowners were diverse: reduction of energy bills, improvement of health and comfort, expansion of the house, will for having a sustainable home. Regarding the economic issues, although the homeowners were motivated in reducing their energy bills, the cost effectiveness of the retrofit process was not the main decision factor.
